o Coordinate and manage project activities involving preventive, scheduled, and emergency maintenance.
o Oversee activities of contractors, vendor personnel, and suppliers; Coordinate on-site visits with vendors and contractors for all routine facility maintenance and repairs and any building modifications.
o Supervise, guide, schedule and train personnel.
o Perform quality control inspections of both in-house personnel and outside contractor work to ensure adherence to contract specifications and company standards.
o Ensure proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
o Evaluate facilities for timely and thorough preventive and regular service maintenance activities.
o Performs miscellaneous job-related duties as assigned.
o Proficient knowledge of mechanical, plumbing, and electrical a must. Knowledge in other construction trades including drywall, framing, glazing, caulking, cement work, stucco and EFIS, masonry/tile work, and/or lighting a plus.
o Ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments.
o Project planning skills including the ability to organize resources and establish priorities.
o Strong interpersonal and communication skills and the ability to work effectively with all levels within and external to the organization.
o Knowledge of mechanical systems, lighting systems, building materials, and emergency maintenance.
o Ability to develop and maintain record keeping systems and procedures.
o Ability to make administrative and procedural decisions.
o Knowledge of contract documents and specifications.
o Ability to coordinate, supervise and audit work done by independent contractors.
